Here are a few tips to getting your new house in order, and some maintenance priorities that need to be taken care of soon after moving into your home.
Change The Locks
Although this may seem like an obvious priority, many people don’t think of it in the excitement and stress of moving into a new home. Some people think it’s simply not necessary – after all the previous owners handed over the keys, right? However, you don’t know who else had a key to the home before it was sold. Home owners often give keys to cleaning services, house sitters, baby sitters, relatives, the dog-sitter, a boyfriend or girlfriend, or even an emergency key given to a neighbor. Some of those people may not even realize the home has been sold and that you are the new owner. Crafty thieves who know your household will be in disarray during the first days after your move may use this as an opportunity and be long gone before you even realize something is missing.
*Make sure all your locks are changed on moving day or within one to two days after.
Other One Time Tasks
- Install smoke detectors as necessary (one on each level of the home near sleeping areas)
- Install carbon monoxide detectors according to manufacturer’s recommendations
- Separate wood and soil from contact to prevent rot
- Remove or correct any trip hazards such as uneven walks, patios and driveways
- Correct unsafe stairways and landings
- Have all chimneys inspected and serviced before operating any of these appliances
- Locate and mark all shutoffs in the home for plumbing, heating and electrical
- Label the circuits in the electrical panel
- Have the septic tank inspected by a professional in that line of work
- Cover the floor of any dirt crawl spaces with a layer of plastic to stop dampness from rising
Regular Maintenance items
- Clean the gutters in the spring and the fall
- Check for damaged roofing materials and flashing materials twice a year
- Cut back trees and shrubs from the house walls, roof and air conditioning system as needed
- Clean the tracks of horizontal sliding windows annually to ensure the drain holes are clean and clear of debris
- Test all ground fault circuit interrupters, smoke detectors and carbon monoxide detectors once a month
- Service furnace or boiler once a year
- Check furnace filters, humidifiers and electronic air cleaners monthly
- Check bathtub and shower caulking monthly and improve as needed
- Shut off outdoor hose bibs during the winter months
- Check reversing mechanism on the garage door opener monthly
- Check attic for evidence of leaks or condensation and make sure vents are not obstructed at least twice a year
